Job Details:

Under general supervision, this position maintains, repairs, installs, alters, and improves all heating, ventilation, and air conditioning and refrigeration systems in the Hospital. Assists in the operation of the shop and in the training of the HVAC apprentice. Assists supervisor by coordinating the work of an assigned group of employees.

PRINCIPAL DUTIES AND ESSENTIAL FUNCTIONS:

  • Carries out demand call maintenance as directed to diagnose and rectify problems with equipment servicing operating rooms, patient rooms, clinical labs, research labs and animal facilities.
  • Diagnoses and rectifies problems within the following HVAC or refrigeration equipment systems: Heating, ventilation, refrigeration, air conditioning systems and associated equipment such as dual duct systems, multi-zone units, electrical controls, pneumatic controls, steam coils, chilled water systems, self-contained heating and cooling units, exhaust systems, fume hoods, ice machines, ultra-low temp. Freezers, pumps, air compressors, ductwork, cooling towers and other miscellaneous equipment.
  • Troubleshoot HVAC equipment using computer based software and determine level of involvement of Utility Supply Center and or Maintenance department.
  • Carries out all duties required for capital Projects including but not limited to: estimating, ordering stock, and scheduling.
  • Installs wide range of HVAC equipment including window, AC units, fan coils, ductwork, mixing boxes, package units, controls and other related equipment.
  • Assists supervisor by coordinating the work of an assigned group of employees. Relays work instructions and distributes and monitors work. Provides technical training and assistance. Assists in ensuring employees are provided with appropriate resources. Provides recommendations for the most efficient utilization of assigned personnel. May provide employee performance information and report employee performance problems.
  • Responds to fire alarm as first responder.
  • Maintains collaborative, team relationships with peers and colleagues in order to effectively contribute to the working groups achievement of goals, and to help foster a positive work environment
  • Performs other similar job related duties as required or directed.
Job Qualifications:

JOB KNOWLEDGE AND SKILLS:

  • Ability to interpret electrical, pneumatic, humidity and various other complex instruments and problems.
  • Must be able to work under frequent pressure in diagnosing and repairing critical systems such as operating rooms, autopsy rooms, animal rooms, etc.
  • Consequence of errors is serious: Potential loss of HVAC in operating rooms. Dollar value of equipment serviced and repairs is very high.
  • Ability to read blueprints/ mechanical design drawings is required
  • Ability to orally communicate complex technical problems to all levels of employees within the Hospital.
  • Ability to operate the Johnson Metysis system, and the system knowledge to aid in diagnosis of electronic HVAC problems.

EDUCATION:

  • Knowledge and ability generally acquired from a recognized technical HVAC and refrigeration school.

EXPERIENCE:

  • Minimum of ten years prior experience in working with heating, ventilation and air conditioning systems.
  • An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements.

LICENSES,ETC. :

  • Refrigeration Technicians License preferred

WORKING CONDITIONS/PHYSICAL DEMANDS:

  • Ability to perform strenuous work of installing heavy equipment and climbing ladders 20% of time.
  • Frequent exposure to the following unpleasant conditions are dealt with on a continuous basis: noisy machine rooms, dusty ceilings, animal rooms, autopsy rooms, rooftop air conditioning units and radioactive exhaust systems.
  • Frequent exposure to the following hazardous conditions are dealt with on a continuous basis: freon gases, oxy-acetylene, propane torches, various power tools, sick patients, laboratory test animals and laboratory exhaust systems.
  • Negligible exposure to radioactive materials.
  • Frequent contact with those employees within working areas
